Airfield Surveys

Thompson Conn has provided services for numerous airport and runway surveys over the past 10 years. These include the resurfacing and extension of the 0523 main runway at the Halifax Stanfield International Airport, the paving of the new FedEx cargo facility’s parking and taxiway, the layout and grading of the new HSIA Fire Station and parking area, and establishing the location and layout of runway lighting.

 

These projects were done in conjunction with several construction companies to provide topographic data, volume calculations, cut and fill data for milling and asphalt paving equipment controlled by GPS, horizontal and vertical location of runway warning lights and final as-built data.

Thompson Conn has also provided services at the Moncton airport and the local airport in Trenton, NS.

As-Built Surveys

Thompson Conn carries out a full range of as-built surveys for various industrial, commercial and residential clients. An as-built survey is undertaken during or immediately after a construction project for record, completion evaluation and payment purposes. An as-built survey also known as a ‘works as executed survey’ documents the location of the recently constructed elements that are subject to completion evaluation.

 

The as-built survey should begin as soon as it becomes feasible, meaning that the actual horizontal and vertical locations of features in the completed structure should be determined as soon as the features are erected. These locations can then be compared with the original plans to show any variances, such as volume of material used in the construction and in the case of underground utilities, their exact location for future consideration such as repairs and maintenance, or tying into them for additional services.

These surveys are carried out using a suite of GPS receivers, total stations and conventional instruments and leveling equipment.  During the data collection process each feature is coded as per client specification and deliverables are available in a multitude of digital formats and hardcopy.

Some projects that Thompson Conn has completed are the milling, resurfacing and extension of the runways at the Halifax Stanfield International Airport, sewer and water services in Burnside Business Park and Dartmouth Crossing, the twinning of Highway 101 in the Windsor, NS area and the Walmart expansion, Dartmouth location.

Condominium Surveys

Thompson Conn provides a range of services for condominium surveys, working with developers and owners to establish the units’ areas; we will collect exact measurements of the building layout using specialized equipment and methods. These unit measurements are based on all angular and linear data of the interior walls in relation to the exterior boundaries of the building and any portion of the unit located outside the building itself, such as garages and parking areas.

Once the measurements have been established, a plan is drawn up providing the area of each unit within the building. These units are numbered in relation to the number of units per floor and the number of floors within the building. This measurement will help in the establishment of the rental or sales cost per unit.

Some of the condominium projects that Thompson Conn has undertaken include Founder’s Square, the Marley in Halifax, the Brickyard in Halifax, the Keelson at Kings Wharf in Dartmouth, as well as projects in Baddeck and Ingonish, Nova Scotia

Construction Layout

Thompson Conn provides layout surveys for all manner of construction activity, including precise grid line layout for large complex building projects, residential housing, municipal services and precise layout of bridges, industrial and marine projects.  We have a proven track record for providing on-time, reliable and precise layout services tailored to client needs.

Projects include work at Salter’s Gate, Nova Centre, Neptune Theatre and numerous locations in the Burnside Business Park and Dartmouth Crossing.

Control Surveys

Thompson Conn Limited has the ability to collect positional data through the use of the Global Positioning System (GPS).  Using high precision GPS data collectors Thompson Conn is able to create a control network by collecting GPS data by the static method (collecting many positions over a period of time). 

 

This control is the basis for further positioning such as layout for building or road construction, boundary and topographic surveys.

Leasehold Surveys

This is a special type of survey relating to leased units within larger structures, such as office buildings or shopping centres.  Delineation of leased area requires exact measurements of the building layout using specialized equipment and preparation of plans according to specifications such as the BOMA (Building Owners and Managers Association) or ICS (International Council of Shopping Centers) Standard.

Once the measurements have been established a plan is drawn of each unit within the building. Those units are numbered in relation to the number of units per floor and the number of floors within the building. This measurement will help in the establishment of the rental or sales cost per unit.

Project Planning

Thompson Conn is involved in the planning and initial data capture for many projects including large residential subdivisions, golf courses and commercial projects.  Our staff performs boundary research services, compiles cadastral boundary fabric, wetland delineation and advises clients as to their data needs and the most cost effective method of topographic data capture based on project requirements.  Often a combination of aerial mapping, LIDAR scanning and ground surveys provide cost effective, accurate solutions to our clients topographic information needs.

Quantity Surveys

Thompson Conn provides quantity surveys for all manner of pit and pile volume calculations for quarries and construction projects. The purpose of the quantity survey is to accurately calculate the amount of materials excavated from borrow pits, stored in stock piles, cut/fill calculations for the construction of roads and building pads. Before and after surveys can be subtracted from each other to give rapid and reliable quantities of earthworks used for a particular project.

These surveys are carried out using a suite of GPS receivers, total stations and conventional instruments and leveling equipment. Data collected for the volumes are calculated at the processing stage and their outputs can be supplied in total volumes, cut/fill for on site stakeout for road and building pad construction as well as cut/fill profile drawings. We have a proven track record for providing reliable and precise volumetric survey services tailored to client needs.

Projects include various construction sites in the Burnside Business Park and Dartmouth Crossing, the twinning of the 101 Highway near Windsor and Conrad Brothers Quarry in Dartmouth.

Subdivisions

The subdivision of land, whether it be the division of a small parcel of land into two separate lots or the creation of many lots from a large block of land requires a legal survey followed by Municipal approval.

Small

We will work with the landowners to understand exactly what they wish to accomplish and make suggestions to ensure that it will be possible.  Many factors control the division of land including: Municipal By-Laws, Zoning and Environmental requirements such as wetland identification and delineation.

Large

We will be involved from start to completion, working closely with the developer and other consultants to ensure that all is organized and accomplished in a timely manner. Close consideration must be given to wetland identification and delineation, as well as watercourse identification during the planning stages. We have a very good working relationship with Municipal staff and work with them from concept to final endorsement.

In conjunction with Eastcan Geomatics we can provide design grade topographical mapping to ensure that the early design work is based on existing conditions.  From the detailed topographic survey stage through to the staking of the roads and lots and plans, our survey is accomplished with an eye to detail and performance.

Topographic and Site Surveys

Thompson Conn Limited carries out a great many topographic surveys for engineering design, lot grading, building design, site grading and as built location and certification.  These surveys are carried out using a suite of GPS receivers, total stations and conventional leveling equipment.  During the data collection process each feature is coded as per client specification and deliverables are available in a multitude of digital formats and hardcopy.
